Recently I had the incredible privilege of participating in Community Renovation Day. CRD is an annual event headed by Renovation Alliance where volunteers come together to help homeowners who cannot afford to (or who are not able to) complete home renovation tasks themselves.

That Saturday, we came together to paint a large handicap ramp for a local resident. It was more than just a day of hard work; it was a celebration of community spirit and collaboration!

Our partnership with Renovation Alliance truly shone during this event. Working alongside other dedicated volunteers, we transformed not only the physical space, but also our connections with one another. Each brushstroke was a reminder of the difference we can make when we join forces for a common cause.

"What does my insurance cover when there are water-related events?"  We pose this question to Whitwell Kelly, a local and trusted Allstate Insurance provider in Salem, VA …

All property policies - homeowner's, condo, landlord's, renter's, etc. - cover some forms of water damage, but ALL property policies EXCLUDE flood damage. If the property is in the floodway or the floodplain, lenders will require flood insurance. However, if there is no loan on the property, you are not required to have flood insurance. Some investors choose to self-insure rather than pay for flood insurance, which can be very expensive.

Before I got into insurance, I ran a factory that was in the floodway. We chose not to carry flood insurance, as the cost was prohibitive. We configured our machinery so that the electronics for the equipment were mounted high enough to put them out of danger, and we would just hose the floors and equipment down after a flood and go back to work. Given where the plant was situated, this was a common event.

As this is not an option for everyone, most property owners, especially homeowners in danger of flooding, will want flood insurance.

Allstate currently has three options for flood insurance:

1. Allstate Flood - while it looks like this is an Allstate product, we are really acting as a reseller for the National Flood Insurance Program (NFIP).  Depending on the type of loan, you may be required to purchase NFIP insurance.
2. Aon Edge - this is a private, non-NFIP, flood insurance option that can be less expensive than an NFIP policy.
3. Beyond Floods, by National General, an Allstate Company - this is another private, non-NFIP, flood option. It is a new offering for us, but so far it seems cost competitive.

Now, back to what the standard water coverages on a property policy are. Property policies will usually cover water damage caused by an overflow or a broken pipe in an occupied and maintained home:

An overflow occurs when there is a blockage in the customer's plumbing system. The water that backs up into the customers home will normally occur through the point of least resistance (e.g., toilet, shower, sink, etc.).  Whenever there is a blockage or break in the plumbing system located on the customers premises, water being used inside the home has nowhere to escape and will come back inside the home – this is not considered a back-up. Typically, this scenario would be termed as an "overflow" or "escape" of water from a plumbing system and, depending on the individual facts involved, may be a covered loss. Generally, if an overflow occurs suddenly and accidentally, the resulting water damage may be covered under the homeowners policy as an overflow, even without a water backup endorsement.

BUT without adding a water backup endorsement, the property policy will NOT cover water backup. Water backup is defined:

Water backup occurs when water outside the customers plumbing system flows backward through the plumbing into the residence premises. Water backup can occur when a great deal of rain overtaxes the sewer systems causing water to flow backward through the customers pipes and into the customers home. Water backup can also occur when a blockage in the public sewer system off of the customers premises causes sewage from other homes to be diverted into the customers home.

Again, a standard property policy does NOT cover water backup. You have to add the water backup endorsement, which most customers find is reasonably priced. I nearly always recommend this for clients, and rarely is the coverage refused. With the water backup endorsement, some examples of incidents that would be covered are:

• Water that backs up through sewers or drains located on the residence premises.
• Overflow from a sump pump, well, or system located within the residence designed for the removal of sub-surface water which is drained from a foundation area of the structure.

Some common causes of water backup are:

• Off premises (township) pipe failures and blockages.
• Excessive rainwater.
• Power or mechanical failures at sewer pump stations.
• Settlement or movement of soil adjacent to the pipe.
• Tree roots.

Often there is debate about who is responsible for water backup. The short answer is that if it's on the street, the city is responsible for fixing it, but if the blockage is on your property, you (or your insurance company) are responsible to repair it. The most common cause I've seen is tree roots growing into the line. In our area, older homes were often built with sewer lines made of Orangeburg pipe, which is particularly susceptible to tree root damage.

Now, we've already covered that flood water is not covered by a property policy, but what about groundwater? It can be confusing, but groundwater is NOT considered the same as water backup, and is often NOT covered. 

• Coverage is excluded for flood water and water on or below the surface of the ground. This includes water which exerts pressure on, flows, seeps or leaks through any part of the residence premises.

• Blue Hills Golf Course

Located just off 460E in Roanoke, Blue Hills GC offers nice wide fairways (for the most part) and quite a few flat putting greens.  One hole features a pond to play over to reach the green and another offers a creek to be wary of. Also, several holes offer fantastic views of the Roanoke Valley. Overall, this a forgiving and enjoyable golf course.

• Hanging Rock Golf Course

Another course in the valley I like to play is Hanging Rock in Salem. This is another location that offers a close proximity and great views. Most of the holes are lined with woods and steep hills, so those looking to improve their score need to hit the ball straight and keep it in the fairway. The ground here is hard, so a player can get a lot of roll (which is good as long as it rolls straight!). There are a lot of elevation changes on the course, which makes it fun to play.

• Great Oaks Country Club

And last (but certainly not least) is Great Oaks Country Club, a hidden gem in Floyd, VA. It's a bit of a drive from Roanoke (about 45 minutes) but well worth it. The course is always lush and kept in excellent condition. The scenery is also beautiful (though not a lot of long views like other courses in the area). There are no houses on the course, so it very much feels like you are away from everything and in the woods. The front 9 holes are a little longer and open while the back 9 holes are a little shorter, but with tighter fairways.  All in all, it is a very peaceful and enjoyable course to experience.

While these are three of my favorite, there are many other wonderful golf courses in the area that allow you to enjoy the natural scenery and hilly terrain of the mountains that test your golf skills (and patience!).

How to Remove PMI Using a Home Appraisal or Broker's Price Opinion

Private Mortgage Insurance (PMI) can be a costly addition to your monthly mortgage payments, especially if you purchased your home with a down payment of less than 20%. Fortunately, if your home has appreciated in value due to market conditions or improvements, you might be eligible to remove PMI by demonstrating increased equity. Here's a guide on how to leverage a home appraisal or broker's price opinion to eliminate PMI.

* Understanding PMI and Its Impact

PMI is designed to protect lenders in case of default, but it can significantly increase your housing expenses. Removing PMI not only reduces your monthly payments, but also enhances your financial flexibility. The key to PMI removal is proving that you have at least 20% equity in your home, which can be achieved through an appraisal or a broker's price opinion.

Steps to Remove PMI Through Appraisal

1. Evaluate Your Home's Current Value: Before investing in an appraisal, research recent sales of comparable homes in your area to estimate your home's current market value. This will help you determine if you have sufficient equity.
2. Calculate Your Loan-to-Value (LTV) Ratio: Divide your remaining mortgage balance by your home's current market value. If this ratio is 80% or lower, you may qualify for PMI removal.
3. Schedule a Professional Appraisal: Hire a certified appraiser to conduct a comprehensive assessment of your property. This appraisal will provide an official estimate of your home's value, which is crucial for your lender's review. The cost of an appraisal typically ranges from $400 to $600.
4. Submit a PMI Cancellation Request: Write a formal request to your lender including the appraisal report and any other required documentation. Ensure you have a good payment history, as lenders typically require no late payments in the past year.
5. Follow Up with Your Lender: Stay in contact with your lender to ensure your request is processed promptly. If approved, your lender is legally required to cancel PMI.

* Using a Broker's Price Opinion

In some cases, a broker's price opinion (BPO) can be a quicker and less expensive alternative to a full appraisal. A BPO involves a real estate broker providing an estimate of your home's value based on market trends and comparable sales. However, not all lenders accept BPOs, so it's important to check with your lender first. You can also reach out to your REALTOR to learn what a BPO will cost.

* Conclusion

Leveraging increased home equity for PMI removal is a strategic financial move.  By understanding the appraisal process and considering a broker's price opinion, you can effectively navigate PMI removal. Always consult with your lender to understand their specific requirements and ensure a smooth transition. Investing can take all different forms. It can be as simple as taking care of your home and being willing to move every couple years as your home appreciates, to renovating an entire home and flipping it for a profit. My husband and I never intended to get into flipping houses, but the opportunity somewhat fell into our lap and we decided to run with it.

How it started:
My husband and I were travel nurses. When we first started traveling, we had a house that we rented. As a travel nurse, part of our income was our hourly pay, but the other part was a housing, gas, travel, and meal stipend that remained tax-free as long as we maintained a tax residence elsewhere. It didn't make sense to continue to pay rent on a house we technically weren't living in, so we decided to buy an inexpensive house at the end of 2016 and start putting money towards a mortgage instead of giving our money to our landlord to pay their mortgage.

When we returned from traveling mid-2019, we still had no intention of selling our house. Initially, we just wanted to make our house a home. The house already had nicer LVP (Luxury Vinyl Plank) flooring and the bathrooms had been updated, but there were still a couple things we wanted to do. We got a couple quotes and had new windows installed. In order to save some money on the rest of the rehab, we decided to take on the DIY challenge. We gutted the kitchen- new tile floors, new cabinets, put up tile backsplash, and then had granite countertops installed. It was a learning experience, and we made a ton of errors along the way, but we did it and it looked pretty fantastic! Not long after our renovations were completed, one of our neighbor's houses went on the market. We watched it, and it went under contract in less than 30 days for more than we expected it to sell for. That was the turning point. We decided we were going to sell our house.

We cleaned up the flowerbeds and yard, power washed and repainted the exterior of the house and both of the decks, and called a REALTOR to give us a consultation of what he thought our house was worth. He estimated its worth as higher than we had hoped, and within a couple days we had pictures taken, a sign in the yard, and our house was on the market! The house went under contract in 3 days and it was time to search for our next home! We decided that instead of searching for our forever house, we would find another property where we could get in for a lower price, do some cosmetic rehab while we lived there, and sell it again in a couple years for a profit. Lather, rinse, repeat.

I had always been interested in Real Estate, but never previously had the financial stability or push to take the leap. Once we purchased our 2nd investment property and inherited our 3rd, my husband and I reopened the conversation about me exploring the opportunity to become a REALTOR. We decided it was a great time for me to take the leap. I signed up for the class, took the class, took the exam, passed, and was hired with MKB before we finished renovations on our 2nd and 3rd investment properties. I was even able to help a couple clients purchase and list their homes before ever listing one of our personal properties. Since then, we have flipped and sold 4 properties. We recently finished renovations on our 5th property and just moved in, and will plan to stay in this property for the next 2-3 years. With each flip, we have learned from our mistakes, learned new skills and become more efficient in completing every task. Each flip has had its own challenges and each one has been a little more complicated and in depth than the last one.

Why we live in each flip:
When we started, we didn't have much up front capital. Since each of the properties will be our primary residence, we have been able to purchase properties with an FHA loan or a conventional loan and a much lower down payment (3%-5%) than if we purchased the home as an investment property, which usually requires about 20% to 30% down. We have been able to avoid paying capital gains taxes on our profit because when you live in a home as your primary residence 2 out of the last 5 years, capital gains tax does not apply. Another huge benefit of living in each flip is to potentially rehab the property without needing an official permit. There is a statute in Virginia that allows an exemption for a homeowner permit…but only if it's primary residence and once every 24 months. (Roanoke City Affidavit can be found here). However, all tradesmen would need to get their own permits if the work they are doing is permit-necessary.

How to we pick the property to purchase:
Research and patience. We constantly look at the MLS and other local investor groups for available properties. We look at more distressed properties with price ranges less than $125,000. When we tour the property, we look around at the potential work that needs to be done. We start by examining the high-ticket items like roof, windows, HVAC, electrical, plumbing, kitchen, and bathrooms. The more of these items that need to be repaired or replaced, the less likely it is for this home to be an option for us as a flip property. Ideally, we like to stick with properties that need more cosmetic work than anything else. We are ok with renovating kitchens and bathrooms, but we plan our rehab around existing plumbing and electrical and save money by not moving those items or having to hire a contractor to replace/move those items.

Once we figure out the repairs the property will need, we research comparable properties in the area and try to determine our ARV (after repair value). Each investor has their own profit they look for on each project. Some investors are ok with $5,000 or $10,000 profits and others are looking for much higher returns $50,000-$100,000 or above and anywhere in between. All of it depends on the investor, time the rehab takes, the profit needed, and the market at the time the property is resold. Ideally, the best properties have the potential for multiple avenues of profit (flip, live-in flip, house hack, rent, buy and hold, BRRR (Buy, rehab, rent, refinance, repeat)). That way, when rehab/repairs are completed, if one avenue doesn't work, another will still allow you to produce income on the property.

If you are looking to get started in investing in Real Estate, but not sure where to start, reach out to a local REALTOR (specifically an agent with experience in working with investment properties). A REALTOR can help you find properties on and off the MLS and help you determine your ARV and potential profits. The best part is being able to see the finished product and look back on pictures of where it started. Sometimes, the transformation is unbelievable!

1. Start with what you can afford. Your first home does not need to be your dream home.
2. Low down payment options can be a powerful tool for entering the market!
3. Be open to opportunities - don't wait for the "perfect" time or circumstance. Get in the market as quickly as you can to start building equity and wealth through real estate.

As REALTORS, we are often asked by buyers, "Are the schools good here?"

Also, as REALTORS, we know to be careful in responding to this question. We adhere to a strict Code of Ethics, which understandably prevents us from saying anything that may hint of steering a buyer toward or away from a community based on race, color, religion, gender, disability, familial status or national origin. Further explained by the National Association of REALTORS, "Referring to a school system as 'good' or 'bad' could be code for racial or other demographic differences."

As a mother, I understand why someone searching for a home in a new area might ask this question. Before I had my first child, I established four objectives for my job as parent, and one of those was to ensure my children had the best education possible. To that end, I committed myself to volunteering in their schools, ultimately leading to service on the Board of Visitors (BOV) of The University of Virginia. After eight years of service on the BOV, I can tell you there is one school system Roanoke REALTORS should be talking about with their clients because it is really good, and it is all around us - Virginia's System of Higher Education.

In the Commonwealth of Virginia, we are blessed with an embarrassment of riches when it comes to colleges and universities with sizes and fields of study for every student. And, from Roanoke, we can reach most every one of the Commonwealth's great public universities in under five hours (and most in under four)!

In an hour or less, you'll arrive at:

• Virginia Tech. "Tech," located in Blacksburg, is known for outstanding engineering and agricultural schools as well as extraordinary school spirit. A recently established school of medicine in partnership with Carilion Clinic in Roanoke fuels area growth.

• Radford University. Radford is a liberal arts college in a city of the same name. It has a reputable nursing school affiliated with Roanoke's Carilion Clinic.

• Longwood University. Longwood is an intimate liberal arts college located in bucolic Farmville.

• Virginia Military Institute. VMI is located in historic Lexington and offers a rigorous academic and military program. They boast the largest ROTC program in the nation.

A few more hours south, you'll reach:

• The University of Virginia's College at Wise. UVA Wise is a higher education gem located in the beautiful mountains of Southwest Virginia.

A couple hours north and east, you'll find:

• The University of Virginia. UVA is the Commonwealth's flagship university founded by Thomas Jefferson. Don't get me started on how great this university is (biased author here). In addition to being a Public Ivy, affordable to families, and having a world-class health system, it is also a UNESCO World Heritage Site.

• James Madison University. JMU is a medium-sized, liberal arts university in Harrisonburg where the students bleed purple. Go Dukes!

A little further east, you'll reach:

• Virginia Commonwealth University. VCU is located in the heart of Richmond for the student looking for an urban setting. The university also has an affiliated health system.

• Virginia State University. Virginia State is one of two public, Historically Black Colleges and Universities (HBCU) in Virginia. Located in Ettrick, it was founded in 1882 and serves just over 5,000 students.

• The College of William and Mary. Also considered a Public Ivy, William and Mary is the second oldest institution of higher education in the country (Harvard wins). Established in 1693 by King William III and Queen Mary II, it resides in historic Williamsburg.

• Christopher Newport University. CNU is one the youngest colleges in Virginia founded in 1960 in Newport News. Under strong leadership, it has experienced tremendous growth.

• Old Dominion University. ODU is one of the largest universities in the Commonwealth. Located in Norfolk, part of the Hampton Roads area, ODU uniquely offers marine science-related curriculum, in addition, to a full compliment of liberal arts courses.

• Norfolk State University. Norfolk State is the Commonwealth's second public HBCU. It was established in 1935 and has a student population of about 5,000.

And, finally, make your way to Northern Virginia and you'll find:

• George Mason University. Located in Fairfax, GMU became an independent four-year university in 1972. It has grown from a sleepy commuter school to a thriving university of nearly 40,000 students.

• University of Mary Washington. Mary Washington is a small liberal arts university located in Fredericksburg on a beautiful campus.

In any discussion of higher education in the Commonwealth, it is important to include the Virginia Community College System (VCCS). With 23 colleges throughout the state, they offer Associates (two-year) degrees and various specialty training and certifications. In addition, the VCCS has agreements with all of Virginia's public colleges (except VMI) to accept community college students as transfers once they complete two years of study and achieve the required grades for the prescribed courses.

All Virginia residents will benefit from in-state tuition at these exceptional schools and many students receive scholarships, financial aid, grants, and discounted (or even free) tuition in some cases. For example, at the University of Virginia, students whose combined family income is $50,000 or less will receive grants or scholarships to cover all tuition, fees, room and board, and families with $100,000 combined income or less will pay no tuition or fees.

In addition to these incredible public universities, Virginia has a wealth of private colleges and universities, small and large, including two in our neighborhood – Hollins University and Roanoke College.

So, in addition to beautiful mountains, abundant outdoor recreation, low cost of living, a vibrant restaurant scene, and an expanding health system, add easy access to an extraordinary statewide higher education system to the reasons Roanoke is the place to live.

Welcome, dog lovers and fur-fanatics, to the whimsical world of dog parks!

If you've ever wondered what makes these patches of paradise so irresistible to our four-legged friends, grab a leash, some treats and let's dive into the tail-wagging adventure that is the dog park experience. Imagine a place where dogs can be dogs, where they run freely, chase tails and engage in sniffing sessions. Dog parks are like Disneyland for dogs, complete with all the fun and no waiting in lines!

First up, we have what I like to call the "Zoomies Zone." This is where the magic happens! Watch as dogs of all sizes engage in spontaneous bursts of speed, aka "the zoomies." There's nothing quite like the sight of a dog running at full throttle, ears flapping, and joy radiating from every strand of fur!

If your dog is anything like my lab, Clyde, they live for the thrill of the chase! The fetch area is their own personal slice of heaven. Frisbees, tennis balls, and the occasional stick provide endless entertainment.

Pro Tip: Invest in a ball launcher if you don't want to walk around with an arm that feels like Jell-O for a week!

While dog parks are fun and games, don't forget that a bit of etiquette ensures everyone has a great time! Always clean up after your dog. (No one likes surprises of the stinky kind!) Keep an eye on your dog to ensure that playing stays friendly and safe. Don't be afraid to intervene if things get too rough! Bring water, treats, and a first-aid kit. You never know when your pup will need a drink, a reward, or a quick bandage!

The Best Places for Horseback Riding in Roanoke, VA and Southwest Virginia

I have always had a love for horses. 

Growing up I was the typical horse-infatuated girl you read about. Drawing horses, looking at horse books and daydreaming about riding. The problem was my family lived in a neighborhood and I never had the opportunity to ride as a child. 

As soon as I became an adult and was able, I began riding lessons at a local barn. I was 30 years old at the time and yet was placed into a beginner class with 8- to 10-year-olds. My teacher was 16 (and amazing)!  I understood that when starting something new you must begin with the basics, and I was humbled by these tiny equestrians. These kids taught me so much about riding, caring for, and loving horses. I was reliving my childhood dreams through their eyes. 

Eventually I became confident enough to buy my first horse. I fell in love with a large 17HH Belgian draft named Woody. He was way too much horse for me considering I was such a green rider, but together we learned and grew in the sport. I was nervous and afraid to leave the safety of my schooling barn with my young teachers, but knew it was the next step in building my confidence as a rider. So … I began my search for local trails that my "big boy" and I could explore. 

Fast forward 15 years. 

Woodrow (Woody) and I have developed a bond and closeness that only comes from years of shared miles and shared secrets on the trail. With that in mind, I would like to share a few of my favorite local trail rides with you, so that you too can experience that freedom that comes with the time spent in the saddle. 

• Green Hill Park Equestrian Center

Green Hill Park Equestrian Center in Salem, VA is where I spent many hours of my beginner riding time with my new companion. The park is open year-round and includes 3 riding rings, open fields and a cross country course. Numerous horse shows are held throughout the spring, summer, and fall. Shows are open and welcome for anyone (usually a fee for each class entry is required along with a negative coggins certificate). 

- Horse Show events can be found easily on Facebook. 

- Membership is required to ride at the park on days shows are not scheduled ($50/yr)

- Application can be found on their website.

• Carvins Cove Reservoir

Over time I found that I felt more connected to my horse (and nature) when we were out on the trails and in the woods as opposed to in the show ring. One of my favorite horseback riding trails in Roanoke is Carvins Cove Reservoir, which is located on Reservoir Rd. 

With 12,000 acres of beautiful hardwoods and pines, this trail has miles and miles of exploration opportunities. As the trails tuck in and out of the woods, you continue to catch glimpses of the 630 acre reservoir. Between the trees and the wildlife, you truly will feel like a princess in the forest! My most loved trail is actually labeled "The Enchanted Forest". 

- Riding here is free, you just pay for parking. 

• Mill Mountain Trail Network

In the heart of Roanoke is the Mill Mountain trail network with over 600 acres and approximately 10 miles of trails. Plenty of views and quiet nature to bond with your horse friend! These trails have multiple access points to make your ride as short or long as you desire. A map of trails and parking are located on the Roanoke Valley Greenways website.

• Franklin County Trails

Being a Franklin County girl at heart, some of my most frequented riding spots have been discovered in the hills of this more rural county. Waid Recreation Park in Rocky Mount, VA has large parking areas for horse trailers to maneuver and trail riding is free. These trails include plenty of wooded areas, a few open fields, and a very scenic river crossing. Trails are shared with bike enthusiasts and are labeled nicely to differentiate bike vs equestrian routes. Again, you can make the trail ride as short or long as you please. I typically find 2 to 3 hours completes most of the trail. 

Heading towards the southern end of Franklin County you can find Fairy Stone State Park. This is definitely a top destination as this park has 10 miles of trails, but also offers the opportunity to camp with your trail friend or group. With a separate campground just for horse owners, you can reserve a spot for you and a stall for your horse in the quiet state park setting. I have ridden these trails numerous times and enjoy lake views with overhanging rhododendron trails. Several creek crossings and a small waterfall trail add to the beauty of this ride. 

• Dogwood Glen Trail

Lastly, saving my personal favorite for last, the Dogwood Glen Trail at Philpott Lake. With wide cleared trails you can easily ride side by side with your friends. This out and back trail of 8.7 miles has scenery that keeps you stimulated and surrounded by nature. Large, mature hardwoods and pines surround you as you climb the hills. Once reaching the top you can descend down the trail to the lake itself. Riding in the summer gives me the excuse to tether my horse and go for a swim. Or if you have a horse like mine … he wants to swim with you! The small quiet beach is the perfect afternoon picnic spot. 

In the end, no matter where you choose to ride, just spending time in the saddle is what is important!

No sir ... it's human nature that want to also be entertained (and if you did not just hear in you mind Russell Crowe in "Gladiator," I'm not sure we could be friends.)

Well, our local breweries have the answer!

Almost every brewery has at least one regularly scheduled trivia night, and I am here to say, that the crowds can get seriously competitive. So bring your A-game in seemingly useless knowledge, but you may want to leave your feelings at the door. In addition to the weekly trivia, the credit to some of the most creative and fun events has to be given to our local brewhouses. This past year, Golden Cactus Brewing hosted a Mrs. Roper's Romp (I highly encourage visiting their Facebook page to view the pictures) and a fun Brews and Burlesque event.  Needless to say, they looked like a blast!

Last, but most certainly not least, regarding brewery-provided entertainment, I would be remiss if I didn't mention the live music! I'm not certain when exactly the love affair between breweries and live music began, but it is still going strong. Almost every weekend (and usually during the week too), you are guaranteed to find a band playing at many of our breweries. So, if you're a lover of live music, dancing, and (of course) drinks, you now have your weekends planned for you…you're welcome!

Ultimately, breweries are not just about beer. They're about socializing. They're about community. They're about culture and history. They're about people and positive vibes. So, take your family, friends, pets, and visit our neighborhood breweries. Tip your beertenders well, speak to someone you've never met before, and enjoy the good life.

With so much going on in our world, as well as occasional daily stresses, oftentimes the simplest things in life are what bring us the most joy. Whether it's a text from a friend checking in on your day, a perfect cup of coffee, or simply having a great conversation with a stranger that makes you smile - The smallest moments of happiness can make the worst days a little easier to swallow.

For me personally, one of my greatest joys is watching my flowers grow in my garden. There is something about watching all of the different colors and varieties thrive and change throughout the season that makes my soul feel at peace. Furthermore, a gift of a bouquet of flowers just absolutely shoots me over the moon with happiness! This love of flowers led to my involvement in one of my favorite community efforts that MKB, REALTORS® participates in each year: The Petal it Forward initiative.

MKB, REALTORS is a proud partner of happiness, and has been collaborating with one of our local florists, George's Flowers, since 2021 as part of an initiative to spread joy through flowers. Once a year on one fabulous day in October, myself and my colleagues at MKB divide and conquer a dozen different locations throughout our Roanoke Valley, gifting free bouquets of flowers arranged by George's to our unsuspecting community members. 

They receive not one, but TWO free bouquets with the ask from us to "Petal It Forward" and continue the train of positivity by passing on the extra bouquet to another individual that they run into that day. Could be to their mom, could be to someone special, could be to a stranger passing by on the street. 

To me, this initiative is the epitome of Roanoke and our welcoming community. Its purpose is also an exemplary reflection of our culture here at MKB and the desire to live locally and give back.

The Petal it Forward movement has been led by the Society of American Florists for the past 8 years with local florists across all 50 states teaming up with various organizations to carry out this magically positive day once a year. I am proud to say this past October my colleagues and I passed out 7,000 bouquets of flowers! I'm hopeful that was the catalyst to 7,000 small (or big!) moments of happiness.

Did you know MKB has a CAT?  No, it isn't the four-legged kind of cat that might prefer a nap to getting involved. This CAT stands for MKB's Community Action Team. The purpose of this team is to coordinate and support our REALTORS' volunteer efforts in and around the beautiful Roanoke Valley.

MKB's 2023 was jam-packed with volunteer efforts, in particular surrounding our "50 For 50" Campaign. The goal of this Campaign was to encourage every MKB REALTOR to support our community with 50 or more hours of community service. Our CAT brainstormed ideas, worked with local organizations to understand needs, developed plans for the support, organized volunteers, and provided a tremendous outpouring of giving back in '23!

Some of the events our CAT coordinated in 2023 included:

• American Red Cross Blood Drive – blood drive to meet a critical national shortage
• Home Builders Association Vendor Event – available for patron needs
• Sleep in Heavenly Peace – made beds for children who do not have beds in which to sleep
• Blue Ridge Marathon – supported a hydration stop for runners and cheered runners toward their goal
• Angels of Assisi – sponsored the annual Bow Wow Brunch Fundraiser to help local animals in need
  
• Habitat for Humanity - hosted car show/field day that included food, activities and a "Honk for Habitat" event to raise money and awareness for the organization
• TAP Clothing Drive – secured donations of business attire from our MKB REALTORS for those in need of job interview clothing
• Local Colors – MKB booth at the multicultural event to connect with the community regarding housing opportunities, lenders, etc.
• Rescue Mission – prepared and served food for those in need
• Renovation Alliance – provided many necessary home repairs for a local couple needing assistance
• Petal it Forward – spread joy by passing out over 7,000 free flower bouquets, two at a time - one to keep and one to share
• Feeding SWVA – sorted food and prepared feeding kits for seniors
• West End Center – reading with children
• Toys for Tots – purchased and collected toys for many children in our area

Several months ago I had the opportunity to volunteer with Renovation Alliance and MKB, REALTORS on Community Renovation Day. We joined together to help provide some peace of mind to long standing residents of our community (the Grant family). Both members of the family were diagnosed with severe illnesses that had prevented them from making some of the necessary repairs to their home, and we were able to assist them during this difficult time.

I think we all should provide a helping hand wherever and whenever we can! In this case, being able to help in easing some of their worries and anxieties was especially meaningful to me because I know it's important to spend the time we have making memories with our loved ones. Hearing Mrs. Grant describe how the small renovations we made that day improved their lives was incredibly validating and made it worth the effort to help.

Being able to share this experience with other MKB agents was also very memorable. The jokes, laughs and camaraderie made the day like a fun-filled adventure! I feel very fortunate to be a part of an organization like MKB, REALTORS who believes in integrity and investing in our community. I'm looking forward to a new year filled with more wonderful opportunities to give back and share smiles around the Valley!

The Little Gallery

More than just a space for displaying art; it's a thriving hub for local artists to connect with their community. As soon as you step inside, you are greeted by an eclectic mix of paintings, sculptures, ceramics, and other forms of visual art created by talented people from Roanoke and the surrounding areas. The friendly and knowledgeable staff go over and above to assist with your every need.

Artists featured at the Little Gallery …

David Heath is a contemporary landscape artist whose paintings are so realistic they almost look like a photograph. Heath concentrates on what he calls the "solitary landscape." According to his website, he feels, "that the untouched landscape best communicates a sense of timelessness and serenity to the viewer, while the presence of man…limits the scene to a specific moment in time. His work is amazing and is available to purchase at The Little Gallery.

Harry Jarman is a well-known Southern realist who paints in oils and is in his 80's. My understanding is he still paints every day. I was immediately struck by the artist's rendering of glass – whether it be a glass bowl of lemons "Lemon/Crystal", "Wine Glasses Full of Corks or my personal favorite, "Blues and Greens" which features blue and green mason jars against a backdrop of white louvered blinds. They are amazing as are his other works of art, available at The Little Gallery.

Peter Chapman who studied to be an architect at Virginia Tech creates amazing wooden 3D puzzles from solid wood. Horses, dogs, and the dragon on display and for sale at The Little Gallery each have a hidden surprise inside. These puzzles are not intended for small children but make great gifts for older kids and adults!

Gypsy Palooza and Artsy June

Gypsy Palooza and Artsy June are owned by entrepreneur and artisan Katy Newberry. Katy designs jewelry as well as upcycled clothing with cool funky designs. Katy also spotlights other local artisans at both of her shops. "Earring Gypsy" Alisa Downey is on display with lots of fun seasonal earrings. Local photographer Phillip Barrett has his Roanoke themed prints available for purchase. Cindy Owens has wax melts with delicious fragrances available to buy and Diane Miller has designed magnets, necklaces, and signs.

Across the street at Gypsy Palooza, you will also find upcycled fashion designed and created by Anna VanLuven. I love her style and I get tons of compliments each time I wear my jacket created by Anna.

The Gift Niche also features a few locally made items. One artisan that struck my eye was Priss E Nerd, who has a collection of earrings that are made with upcycled materials and are hand painted.

If you're asking, "Where can I get the best pumpkin spice in the Roanoke Valley?" I have the answer!

It's that time of year again - where even before the leaves change a beautiful orange and red and the cool breeze takes over the humid air, all the coffee shops begin preparing us for the season to come. Yes friends, it is pumpkin spice season!

Despite the fact that Autumn technically starts mid-September, many big-named coffee retailers like Starbucks and Dunkin Donuts fight over who can release their fall seasonals out first and what new pumpkin-flavored pastries they can come up with to attract the masses. As of this article, both coffee giants have had their fall menu out since August!

I'm a big fan of Starbucks, mostly because I've worked there for nearly a decade. Along with many of my fellow Starbucks partners, I await the time we can finally order a pumpkin cream cheese muffin (which obviously pairs well with my grande iced pumpkin cream chai tea latte).

Now, if I'm just spitting a ton of crazy Starbucks jargon, have no fear. I'm a big fan of Buying Local and supporting the businesses that make our community thrive. There are a ton of other local coffee shops in the Roanoke Valley that have started their own fun versions of PSL.

RND is one of my top favorite coffee shops to meet up with people (and it doesn't matter if it's the Vinton or Wasena location). Their "Better than Pumpkin Spice" flavor has made a comeback and is certainly a joy to try! Not only do I love the vibe and their meticulous approach to making coffee, but their food offerings and brunches are fresh, exciting, and always on point - big thanks to their Chef and Owner Quincy Randolph.

I highly applaud places like The Whole Bean Coffeehouse, who have been taking care of their pumpkin spice lovers outside of the autumn season. Not only are they a wonderful, local family who aims to serve their community, but they highlight the best of local coffee by serving Red Rooster Coffee from Floyd, VA. Their use of lighter espresso roasts brings out the more natural and sweet flavors of their beverages.

THE GREENWAY

If you like to walk, run, bike, or even roller blade, the Greenway system in Roanoke provides over 40 miles of trails perfect for strolling with strollers or riding bikes. Kids can enjoy the fresh air and views of nature while parents or guardians can relax. There are also several playgrounds and parks scattered throughout the Greenway system.

One of our favorite weekend activities is to park near Black Dog Salvage, walk the Greenway to Smith Park, and then stop by The Green Goat on the way back for some lunch!

THE MILL MOUNTAIN ZOO

The Mill Mountain Zoo and the Grandin Theatre are popular kid-friendly attractions. The zoo has over 100 animals for children to learn about and interact with. Once you finish up at the zoo, walk on up to the Star for a fun photo-op!

Also, the historic Grandin Theatre is a great place to catch both the latest and classic family films in a safe, kid-friendly environment. They've also started to host live music and other events that are amazing to share with kids.

KID'S SQUARE

Roanoke is also home to Kid's Square, a children's museum where kids can play, discover, and learn through interactive exhibits and programs. The museum features a Little Hospital, Art Studio, Grocery Store, and more for endless creative and educational play. During the summer months, they offer amazing camps.

ATHLETICS

The Roanoke Valley has a number of youth sports leagues and activities for kids of all ages. From soccer and Little League baseball to dance and gymnastics, there are many opportunities to get kids involved and active in the community. We are huge fans of Soccer Shots and the youth academy for girls!

With scenic Blue Ridge Mountain views, affordable cost of living, and kid-friendly attractions, Roanoke, Virginia offers an ideal environment for raising a family. The community values children and works hard to provide resources and programs to make Roanoke a great place for kids.

Our little valley is home to best-loved spots famous up and down the East Coast – from the iconic overlook at McAfee Knob, to our signature Mill Mountain Star. But the region is chock-full of hidden gems, too. Here are a few of my personal favorites:

A Classic Greasy Spoon (& I mean that with love!)

If you've got a soft spot for old-school diners that haven't changed in a half-century (Me! Yes please! That's me!), put Aesy's on your list. Many folks have tried Texas Tavern nearby (a local destination for a reason), but downtowners in the know often grab a stick-to-your-ribs breakfast or a lunchtime burger at this favorite family-owned restaurant, at fantastic prices. Aesy's isn't retro – it's 100% real.

Takeout that Brings the Heat

Got a hankering for takeaway Thai? Head over to Bonsack, where you'll find Thai Oudone tucked beside an Exxon, a convenience mart and a nail salon -- further support for my personal theory that some of the best grub in town can be found alongside a gas station! This spot serves up Thai, Laotian and Chinese cuisine. On a hot day when you want something fresh, try the Larb or the papaya salad.

Fantastic Frozen Treats

And speaking of warm-weather indulgences … I've got the perfect way for you to beat the summer heat.

The Williamson Road corridor is a haven for informed local foodies. You've got some amazing options here – from the cult-classic tacos at Taco Riendo, to my personal favorite lunch-on-a-dime, Viet Sub. But if you want something sweet, swing by La Michoacana. This hidden gem serves up some of the best ice-cold desserts in town. You've got fresh fruit paletas (think popsicles, only better), frozen chocolate bananas, and cool and creamy mangonada. The good folks here will chop up all kinds of fresh fruit right in front of you, then load the rainbow of goodness into a huge pineapple bowl or a big cup of yogurt. It's unmissable.

A Quiet Spot to Take a Breath

Need a little respite from your daily stress? Lots of tourists visit Mill Mountain for the famous Star Overlook, but did you know from there, that you're just a short walk away from the Mill Mountain Wildflower Garden? This hidden gem is laced with leafy trails, home to a frog pond where water cascades from pool to pool, and even has the perfect park bench for watching a sunset over the mountains. The trails are free, located adjacent to the Discovery Center. Stop by if you ever need of a little midday mental-health break or a quiet spot to enjoy a bagged lunch with a view.

An Overlook Off the Beaten Path

Last but not least, I'm sharing a personal favorite trail to hit during a lunch break. There are so many great hiking spots in Roanoke, but most of them involve hours of walking (and therefore, planning). This one is so short and so close to my South County stomping grounds that it's easy to access on a whim, whenever I need a mental escape from the office.

The Buck Mountain Trail is located off the Blue Ridge Parkway, not too far south of Clearbrook. From the parking lot, it's just a quick half-mile climb to the summit, where you can grab a spot on a bench and enjoy the birdsong, spring peepers or drifting fall foliage. This trail is much less traveled than most – which means you can really feel like you're getting away from it all, even if you only have a half-hour. Take a deep breath and enjoy!

My experience is one of a woman who was born in a small town in South Carolina. Tina and Kevin, my lovely parents, are originally from the midwest and their parents from immigrant families. Life with an interesting twist! I have a southern accent, but my parents don't sound like me, and there is no fried chicken or sweet tea in the home. Growing up, my friends and I called dirt roads our hangout spot, drove four wheelers like bandits, and built tree houses. Things were simple. For instance, I didn't drive on anything bigger than a three lane highway/interstate until college- it was a memorable experience… To this day, I still feel the same way- less lanes are more comfortable and I. Hate. Driving.

Here's the thing - I lived there for 18 years - that is plenty of time to explore. Finally, I could answer the mountains' call. Time passed and I ended up here, in Roanoke, Virginia. What a fabulous place to land?! Immediately, I am drawn-in by the landscape: rolling mountains, great amenities, and friendly people. It would be easy for me to name off a favorite coffee shop, hair stylist, gym, real estate brokerage….and the list goes on. Also, I can (now) merge onto the interstate like a champ, but will likely be caught avoiding it for a gentle scenic route.

To say Roanoke has it all would be an understatement. There is shopping, delicious food from around the world, kayaking, biking, hiking, designing, festivals, and a great community. I always tell people Roanoke is a city, but it feels like a big town. From farmlands to the Wells Fargo building lighting up the skyline, there is a little bit of everything.

It is correct to say, my roots began in South Carolina but have grown their way up the east coast to Virginia, which I now call home.

Short Answer? YES!

Our pets play a significant role in our lives and studies have shown this relationship to be mutually beneficial. Among the many health benefits of owning a pet are decreased blood pressure, lowering anxiety and treating symptoms of PTSD in humans.

Animals can do so much to improve the quality of our lives, but have you explored all the ways you can improve theirs?

Here in the Roanoke and New River Valleys, we are fortunate enough to have access to the Virginia-Maryland College of Veterinary Medicine (V-MCVM) in Blacksburg, Virginia. The V-MCVM is one of only 32 colleges of veterinary medicine in the United States!

Compare that to the number of medical schools in the United States (204), and you'll realize just how competitive it is to become a veterinarian!

Besides the main campus in Blacksburg, the V-MCVM includes the Animal Care and Research Center in Roanoke, the Marion duPont Scott Equine Medical Center in Leesburg and the Gudelsky Veterinary Center in College Park, Maryland. The college is focused on the development and delivery of a One Health education, integrating multidisciplinary research and educational opportunities that provide health care solutions for animals, people, and communities.

One very unique service that the Virginia-Maryland College of Veterinary Medicine provides is physical rehabilitation for your pet. That's right - dogs can participate in physical therapy, too!

Just like humans, physical therapy can be used to treat orthopedic and neurologic conditions and can be incorporated into a treatment regimen before, after, or in lieu of surgery. The Rehab department is led by Flori Bliss, an extremely talented licensed veterinary technician and Certified Canine Rehabilitation Practitioner.

I know first hand the positive impact this program can have on your pet.

My dog, Wilkes, is a 14-year old golden-retriever-terrier mix who has been going to physical therapy for over 2 years! Wilkes had knee surgery in 2020 to repair a torn ligament. At the time of his diagnosis, I also learned that he had a partial tear in his right knee, as well.

After his surgery, I began taking Wilkes to rehab and never looked back!

For Wilkes, our goal was to strengthen his back legs to prevent further injury and maintain his mobility as he ages. In addition to exercises, Wilkes also participates in laser therapy, a non-invasive, pain-free, drug-free treatment that relieves pain, improves mobility, and increases blood flow to the tissues.

Owners work with Flori and their referring veterinarian to come up with a treatment plan specifically for their pet. Wilkes goes to rehab twice a month. In between appointments, I work with him at home on exercises, as well.

Sure, my husband, daughter, and I vacationed for many years at Smith Mountain Lake and we thoroughly loved the long boat rides, the glassy early morning water that reflected the sky and trees, the creaking sound of the dock slowly rising and falling as a boat went speeding by,
the sunrises over the mountain and the sunsets at the end of a fun-filled day. However, what I could not totally appreciate until we moved here full time was the sense of belonging that my husband and I would experience almost immediately after becoming year-round residents.

In my opinion, this is the friendliest place in the world.

Whether someone owns the most expansive mansion on the waterfront or quaint cottage, there is just an aura of kindness at Smith Mountain Lake. Neighbors become actual friends who want to spend time together and help each out when in need. The staff at your favorite restaurant becomes like family, and in our case, came to our grandson's first Birthday party!

It's this unexplainable camaraderie that makes SML truly my happy place and makes me "lucky enough" to have the best lake life ever!

But what do the colors mean anyway?

The Roanoke Greenway is the path that runs parallel to the Roanoke River (which is the Blueway). In the Blueway you can enjoy fishing, tubing, swimming and all things water.

The Roanoke Valley Greenway system has over 30 miles of space spanning all the way from Salem to Botetourt and is used for outdoor recreational activities like walking, biking, rollerblading and skateboarding.

Personally, I enjoy the walking part. You can see beautiful sites, talk with great friends, people watch or just get your time in exercising.

A group of friends and I were walking along the Greenway last week after stopping at Blue Cow Ice Cream for a yummy treat. Yes, we went to Blue Cow BEFORE dinner! Why not? There was a young 2+ year old adventurous (and hungry) boy with us. And what says adventure more than ice cream before dinner? Nothing!

Always looking for new things to keep a child engaged, we walked down to a "beachy" area next to the river. You can probably imagine our next activity as he looked out at the water … throwing pebbles into the river!

For us older folk, it was a great time not just watching him be excited, but also enjoying the beauty and sounds of the river. Later the little guy said he had "beach in his shoes (aka sand)." It was a great day and one to remember! I can't say we got much "exercise" on that day, but we sure did enjoy some smiles and laughter.

There are so many beautiful areas right here in Roanoke. Go explore! The next great day is yours to claim!

Farmburguesa!

Recently, I had lunch with my coworkers at Farmburguesa - a locally owned burger joint in Grandin Village. If you haven't been there yet, I recommend it soo highly!

Their options range from single patty burgers to QUADRUPLE patty burgers to even being able to make your burger a salad or swap your bun for tostones!

Normally, when I eat out and I choose a salad over a burger, I feel like I'm missing out. But not with these salads! The patty is so flavorful and I always have a happy and satisfied tummy after chowing down.

My favorite is the Columbiana which has crushed potato chips, pineapple, pink sauce, and onions mixed in with a burger patty, lettuce, tomato and cheese. Next time you're craving something delicious, try supporting this farm-to-table, family owned restaurant!
