It's time. You are ready to make a move. You've done your research and decided, wisely, to have someone represent you through the home buying and selling process. As you sift through names of agencies, you may notice different titles for these professionals, like "real estate agent" (sometimes referred to as a listing agent or buyers' agent) and "Realtor".

What's the difference?

"Not every agent is a Realtor. Sometimes the word becomes erroneously interchangeable in the industry," said Steve Hoover, partner and co-owner of MKB Realtors. "A real estate agent is a licensee who is a salesperson. A Realtor is not only an agent, but also a person who is a member of their local, state and national associations. And to be a member of these governing organizations, you have to pledge to adhere to the strict Code of Ethics."

To put it simply, Realtors are held to a higher level of service and professionalism, standards of practice and monitoring as set and governed by the National Association of Realtors.

Requirements of a Virginia real estate agent:

  • Complete the pre-license 60-hour course
  • Pass the real estate exam consisting of two portions: state and national
  • Apply for a real estate license with the state
  • Fulfill continuing education credits every two years to renew license

Requirements of a Virginia Realtor:

  • Hold an active real estate license (includes all of the above)
  • Member of the National Association of Realtors, as well as State and Local Associations
  • Protect clients by adhering to the strict Code of Ethics outlined by the National Association of Realtors
